RICS Level 3 Survey

The Building Survey (formerly called a Structural Survey) is a full visual inspection of all accessible parts of the building, which offers a more detailed report than a RICS HomeBuyer report.

The report is in an easy-to-read format, including many photographs, with sections that cover all elements of the building, giving a full description of the condition and construction of each element.

Unlike other surveys, the Building Survey will investigate defects in detail in order to determine the cause(s), and to advise on any remedial works required to repair the property. It will include an indication of costs associated with such works.

The Building Survey is suitable for properties of all ages. It is especially recommended for buildings of an unusual nature. For example - if the building is of an older style and construction; has significant extensions or conversions; or is in a relatively poor condition.

Building Surveys are also useful if you are planning to carry out works to the building once it has been purchased.

Old, Listed and historic buildings demand a different approach to their survey, repair and maintenance and would benefit from such a survey. We take pride in our technical knowledge; you will be in safe hands.

RICS Level 2 Survey

The RICS HomeBuyer report is designed for relatively straightforward and fairly modern properties which have no known major defects. It is more of a ‘snapshot’ of defects in comparison to the Level 3 survey. It includes:

  • clear ‘traffic light’ ratings of the condition of all the different parts of the building, services, garage and outbuildings

  • a clear broken-down summary of the risks to the building

  • advice on guarantees, planning and building control matters for your legal advisers

  • a list of problems that the surveyor considers may affect the property

  • advice on repairs and ongoing maintenance

  • issues that need to be investigated to prevent serious damage or dangerous conditions

  • information on location, local environment and the recorded energy efficiency (where available)

Specific Defect Survey

When a particular problem has been identified or is suspected by an existing owner, an inspection and report limited to that particular aspect can be undertaken. This is known as a Specific Defect Report.

This may be, for example, a report on:

  • signs of structural movement

  • cavity wall ties

  • non-traditional construction, including steel framed houses

  • damp issues

Assistance with co-ordination and certification of repairs can also be arranged.
